Masseria Sardella is an old traditional fortified farmhouse, which was constructed in the 16th Century.

This historical Masseria is situated within 54 hectares of land in the Valle D’Itria, near Ceglie Messapica in the Brindisi area of Puglia. The Masseria has a traditionally simple elegance to it and is found within rolling hills and olive groves, which continue as far as the eye can see.

Property description

Masseria Sardella is an ancient traditional farm building, built in stone and dating back to the 16th century.
The classical “L” shape gives the Masseria its elegant yet traditional style, while being on two levels gives a total of 359 square metres of living space in the main residence. The ground floor has large stables, storage areas for grain and even an area used to make various types of cheese (230 square metres).
The first floor has a total of 10 rooms and 4 bathrooms (329 square metres). The main residence has 2 separate entrances giving the possibility of entering the first floor from different areas.

Masseria Sardella has a number of basements and buildings, which are currently used to wood store wood for the traditional bread oven, while there are two large barns for grain and feed.

One of the factors, which make Masseria Sardella unique, is that it is one of the few “Fortified” farmhouses in the area.
The entire residence is walled with a traditional dry stonewall, with an average height of 3 metres and a width of 70cm.

External areas

Masseria Sardella is surrounded by greenery. The Masseria and its land is surrounded by elegant beech trees and large olive groves with over 400 trees. The olive trees are accompanied by a number of fruit trees including figs, almonds, lemons to name a few.
There is also roughly 40 hectares of land, which is suitable for planting crops or could be used as a vineyard. To accompany the many stables there is also a horse track which is still used today to train horses for the popular harness racing. The horse training centre is equiped with an oval training track is 1000 metres with a 800 metre starting lane and a 4000 metre warm up and warm down lane.

Potential Use

The quality of the land and the soil with the elevated and cool position within the hills of the Valle d’Itria mean that Masseria Sardella would be ideally suited to cultivate vines and produce high quality wines.
The large expanse of free land isideally suited to be planted for vines with a favourable wind (North-East/ South-East) and it is exposed to the sun from East to West. The average height above sea level is approximately 175 metres.

The large number of stables, barns, land and the track mean that the Masseria could be put to use to train and breed horses.

Masseria Sardella is located within Ceglie Messapica, in the Brindisi area of Puglia. Ceglie Messapica, a town famous in the local area for its culinary delights, ranging from family run “Trattoria” to Michelin Star restaurants, is only a 7km drive.
